Common Questions

FAQs — Man and Van Park Royal

Yes, commercial and office relocations within the Park Royal estate are a regular part of our service. We are experienced with loading bay procedures, goods lifts, large-format equipment and commercial furniture. We offer flexible timing including early morning and weekend moves to minimise business disruption.

The Park Royal industrial estate road network can be confusing for those unfamiliar with it. Our drivers know the estate layout and the quickest routes between the main access roads. The residential areas of Stonebridge and Harlesden surrounding the estate have good residential parking availability.

Yes, we cover all residential areas surrounding Park Royal NW10 including Stonebridge NW10, Harlesden NW10, Old Oak Common NW10 and the borders with Acton W3 and Ealing W5. There are no extra charges for different parts of the Park Royal area.

Yes, moves between Park Royal and nearby Wembley HA9, Acton W3, Ealing W5 and Greenford UB6 are common for us. Park Royal excellent road connections via the A40 and North Circular make these cross-area moves efficient and cost-effective.

Yes, the A40 Western Avenue runs directly through the Park Royal area and we navigate it regularly. The A40 has strict no-stopping restrictions on its main carriageway, but the access roads and service roads alongside it are used for loading and unloading residential and commercial properties in the area.

Park Royal NW10 is inside the expanded ULEZ zone, but our van is fully ULEZ-compliant — no surcharge is passed on to you. Park Royal is well outside the London Congestion Charge zone. Moves within Park Royal and to surrounding areas like Acton, Ealing, Hanwell and Greenford will not incur any congestion charge. If your move travels into the zone — Westminster, the West End, the City or Bloomsbury — the charge is £18 per day as of 2 January 2026, and it now runs at weekends too: 07:00–18:00 Monday to Friday, 12:00–18:00 Saturdays, Sundays and bank holidays. Kensington and Chelsea are outside the zone despite feeling central. It is passed on at cost with no markup, and the vast majority of Park Royal moves involve no charge at all.

It depends on which side of Park Royal you are moving from. For most addresses on the industrial estate, loading bays and goods access mean no council suspension is needed at all. For residential streets in Stonebridge, Harlesden and the Park Royal–Acton border, parking is usually manageable without one. Where a restricted road does need a permit, the application is made by you as the occupier — the council issues it against your address and vehicle registration — and the council depends on the street. Most NW10 addresses fall under Brent Council, which requires a minimum of 7 working days' notice. Some residential addresses fall under Ealing Council, which is the most forgiving at 3 working days and £39 per bay per day, or Hammersmith and Fulham at 8 calendar days and £48 per bay per day. Brent also offer a dispensation at £38 per vehicle per day on a single yellow line or £73 on a double, but it is capped at four hours — fine for a flat move, not for a house. We confirm the correct council at booking and tell you which to apply for.

Yes — warehouse and office relocations within the Park Royal estate are a core part of our commercial service. We handle loading bays, goods lifts, pallet trucks, large-format commercial furniture, IT equipment and filing systems. We offer early morning, evening and weekend slots to minimise downtime for your business. For larger commercial moves, we recommend booking at least two weeks in advance and having a floor plan of both premises available so we can plan the job efficiently.

The Old Oak Common HS2 station development is ongoing and bringing significant construction activity and road changes to the western edges of Park Royal. Access roads near Old Oak Common Lane and the surrounding streets can be affected by construction traffic and diversions. We monitor developments in this area and plan routes accordingly. If your move involves properties close to the Old Oak Common development site, mention it when booking and we will advise on the best access approach.

Yes — IKEA Wembley is just a short drive from Park Royal via the North Circular, and we carry out regular collection and delivery runs between the two. Same-day and next-day collection slots are often available. We can also handle assembly if needed. Call or WhatsApp us to arrange and we will confirm availability immediately.

London Moverz charges from £50/hr for 1 man + van and £65/hr for 2 men + van in Park Royal NW10. Minimum booking is 2 hours. No hidden charges.

Yes — we cover Hanger Lane, Stonebridge, Harlesden and all NW10 postcodes, as well as all other London boroughs and long-distance UK moves.

Most local moves in Park Royal are completed in 2–4 hours. We operate 7 days a week, 7AM–9PM, and can often accommodate same-day or next-day bookings.

Yes. London Moverz carries £2 million public liability cover and £25,000 goods in transit insurance. Every move in Park Royal and across London is covered from the moment we start loading until the last item is placed at your new address. Certificate of Insurance documentation is available for buildings that require it — just tell us when you book.

You can book online, call us on 07897 383022, or WhatsApp us. We confirm availability within the hour.

We do both, with the same team. A man and van in Park Royal is the right choice for a studio, a single room, a few items of furniture or a part-load — one man and a van at £50/hr, or two men at £65/hr, minimum two hours. Full house removals Park Royal NW10 is the same service scaled up: two men, a full pack-and-load, furniture dismantling and reassembly, and protection for floors and doorways. Most new-build apartment blocks and mixed live-work units need the two-man option once you are past a one-bedroom flat, simply because of stair carries and the size of the furniture. We do not subcontract either service — the people who quote your Park Royal removal are the people who turn up. If you are not sure which you need, send a photo or a room list and we will tell you honestly, including if the smaller option is enough. Parking suspensions in Park Royal go through Ealing Council, and we will tell you exactly what to apply for.

About Our Service

Park Royal Removals & Man and Van — Local Experts Since 2015

London Moverz has been serving Park Royal and North West London since 2015. Based in Chiswick W4, we reach Park Royal NW10 via the A40 Western Avenue — typically a 15 to 20 minute journey. Park Royal is genuinely one of the most interesting and varied areas we serve: one moment we are moving a family from a Victorian terrace in Stonebridge, the next we are handling an office relocation out of a warehouse unit on the estate. Over nearly a decade we have built strong familiarity with both sides of Park Royal's dual character.

Park Royal's Two Worlds — Industrial Estate and Residential

Park Royal NW10 is best known as one of Europe's largest industrial estates — a sprawling grid of warehouse units, food production facilities, trade depots and business parks covering over 500 acres between the A40 and the North Circular. Major brands including Diageo, Heinz, McVities and dozens of smaller businesses have operated here, and the estate continues to host hundreds of commercial tenants. Office and warehouse relocations within Park Royal are a core part of our commercial removal service — we handle loading bay procedures, goods lifts, large-format equipment and commercial furniture with the same care we bring to domestic moves, and we always offer early morning or weekend slots to minimise business disruption.

The residential areas surrounding the estate — Stonebridge, Harlesden and the streets around Old Oak Common — are a completely different environment. Stonebridge NW10 has a mix of post-war terraces, council housing and newer regeneration developments; Harlesden, further east, is a vibrant multicultural neighbourhood with good-sized Victorian and Edwardian properties. These residential moves are typical domestic jobs — we assess parking and access for each property individually and bring the full range of domestic removal equipment. The Old Oak Common area is undergoing significant change with the arrival of HS2 and Old Oak Common station, bringing new apartment developments that will require the same building management coordination as any major new-build.

Navigating the Park Royal Estate — Our Drivers Know It

The Park Royal industrial estate road network is genuinely confusing for drivers who do not know it. The internal roads loop and dead-end in ways that are not intuitive from a map, and the signage within the estate is inconsistent. Our drivers have navigated these roads dozens of times and know the most efficient routes between the main access points — off the A40 at the Western Avenue junction, from the North Circular via Coronation Road, and from Acton Lane to the south. This local knowledge saves time on commercial moves where every hour counts.

The A40 and North Circular — Traffic Planning

Park Royal sits at the junction of two of London's busiest arterial roads — the A40 Western Avenue and the North Circular A406. Both carry heavy commercial traffic throughout the day, with peak congestion during morning and evening rush hours and significant HGV presence at all times. For commercial moves within the estate, early morning starts — before 7am — are ideal to avoid the worst of the A40 traffic. For residential moves in Stonebridge and Harlesden, the surrounding residential streets are largely unaffected by the main road congestion and access is generally straightforward.

ULEZ & Congestion Charge — Park Royal Moves

Park Royal NW10 falls within the expanded Ultra Low Emission Zone, but our van is fully ULEZ-compliant — no ULEZ surcharge is passed on to you. Park Royal is well outside the London Congestion Charge zone. Moves within Park Royal and to surrounding areas — Acton, Ealing, Hanwell, Greenford, Wembley — will not incur any congestion charge. If your move requires travel into the Congestion Charge zone — Westminster, the West End, the City, Bloomsbury or Elephant and Castle — the charge is £18 per day as of 2 January 2026, its first rise since 2020. It now applies at weekends as well (07:00–18:00 Monday to Friday, 12:00–18:00 Saturdays, Sundays and bank holidays), and is billed per calendar day, so a job running past midnight counts twice. Worth knowing that Kensington, Chelsea and Notting Hill are not in the zone despite feeling central — the Western Extension covering them was scrapped in 2011. We pass it on at cost with no markup, and for the vast majority of Park Royal moves — particularly commercial jobs within the estate — neither charge applies.

Parking Suspensions — Which Council Covers Park Royal?

Park Royal straddles three London boroughs, which affects council parking suspension notice periods. Most NW10 residential addresses fall under Brent Council, which requires a minimum of 7 working days' notice for parking bay suspensions — check the current notice period and bay fee on Brent's own site before you rely on a figure, as they revise these. Two things about Brent are verified and useful. Their standard bay is 5.25 metres rather than the 5 metres most boroughs use, so a long-wheelbase van may still need two. And if a suspension is granted for a domestic removal, Brent issue a permit that must be displayed in the windscreen of the authorised vehicle — send us the registration and we will make sure the right van is named and the permit is up where the warden can see it.

Brent also offer a dispensation, which is the cheaper instrument and often the right one for a small job: permission to park on a yellow line at £38 per vehicle per day on a single yellow, or £73 on a double. The catch is a hard four-hour limit, so it suits a flat move or a single-item collection but not a full house. If your job is likely to run past four hours, a dispensation is a false economy and you want the bay suspension instead. Worth knowing too that if a skip is going in a bay, Brent charge that separately at £10 per bay per day.

Some addresses on the Park Royal–Acton border fall under Ealing Council (just 3 working days — one of the most lenient in London) and a small fringe falls under Hammersmith & Fulham (8 days, counted as calendar days rather than working ones, so weekends count toward the total). Ealing is the most forgiving of the three at just 3 working days and £39 per bay per day with no admin fee. On the industrial estate itself formal suspensions are rarely needed at all — loading bays and goods access mean we can usually park at the unit door. Where a permit is needed, the application is made by you as the occupier rather than by us, because every one of these councils issues it against the property address and the vehicle registration. We confirm which council covers your address at booking and tell you which instrument to apply for.

Business Moves on the Estate — What's Different

Park Royal is the only area we cover where most of the enquiries are commercial rather than domestic, and a business move runs on completely different constraints from a house move. The building rarely cares what you own; it cares about paperwork and timing. Expect an estate or unit manager who wants a Certificate of Insurance naming the building before anyone is allowed on site, a goods lift or loading bay booked into a named slot, and in the managed units a fixed access window enforced by a security desk rather than a porter. We supply COI documentation as standard — give us the managing agent's details about a week ahead and Silvester handles that correspondence.

The practical advice for a Park Royal business move is to do it outside your own trading hours rather than around them. Evening and weekend slots avoid the estate's HGV traffic entirely, avoid your staff working around a half-dismantled office, and mean the loading bay is free. We run to 9pm seven days a week, so that is a normal booking rather than a premium one. For anything larger than a van and a couple of hours — a full office relocation, IT equipment, or a phased move across a weekend — our office removals London page covers it, and those are quoted individually rather than hourly.

Three estate-specific things worth telling us at booking. Whether your unit has its own roller shutter and level access or whether you are carrying through an office door and up stairs — the difference is enormous. Whether anything needs dismantling: industrial shelving, racking and workshop benches are usually bolted and are a different job from desks. And whether you have a fixed handover deadline on the lease, because a unit that has to be cleared and swept by a certain hour needs the time built in rather than assumed.

Hanger Lane, the A40 and Getting a Van In and Out

Park Royal's road position is genuinely excellent — that is why the estate exists — but it comes with one bottleneck that dominates everything. The Hanger Lane gyratory, where the A40 Western Avenue meets the North Circular, sits directly on the estate's southern approach and is one of the busiest junctions in the country. It is unforgiving in the same way the Hammersmith gyratory is: miss your exit and there is no correcting it, and at the wrong hour that is ten minutes gone. We fix the approach direction before the day rather than following a satnav into it.

The timings are predictable, which is the useful part. The A40 eastbound towards central London seizes from roughly 7:30 to 9:30 and again from 4pm; the North Circular in both directions is worst in the same windows, and the estate's own HGV traffic adds to it through the working day rather than at peaks. For a Park Royal job we aim to be on site before 8am or to hold until mid-morning — arriving at 8:45 is the worst of both. Coming from our Chiswick base we normally run up through Acton rather than joining the A40, which is 20 to 25 minutes outside peak.

The Old Oak Common end is changing fast with HS2 construction, and the road layout there has been altered repeatedly — lane closures, diverted access and temporary restrictions are ongoing rather than occasional. We check the current position before confirming a date for an Old Oak address rather than assuming last month's route still works. The new residential developments going up around the station behave like central London buildings, with concierge, booked lifts and insurance documentation, so treat those as needing a week's notice regardless of how simple the move looks.

For domestic moves in Stonebridge, Harlesden and the residential streets, see house removals London for whole-home jobs, and packing services if you would rather not pack yourself. Where dates do not line up we can hold a load and storage in London covers longer gaps. Pianos are quoted separately on our piano movers page.
